The developer U+I is working in partnership with Galliard Homes and the current landowners Royal London on plans for a pioneering new community in Charlton Riverside - Faraday Works. Our vision is to revitalise the industrial history of this largely derelict site with a diverse range of industry, workspace and new homes.

We want to find out what you think of our updated plans. Since our first event in February we have made changes in response to feedback from the local community and developed additional detail on our proposals.

Your Feedback, our response

We held a well-attended public exhibition on the proposals for Faraday Works in February 2019. 82% were broadly supportive of the plans, with similarly high levels supporting our proposed principles, new homes, and new jobs. Where possible we have looked to incorporate your suggestions and feedback.

Retail and community space


  • Incorporate a small amount of retail space, such as a corner shop
  • Need for community space for residents
  • Stronger link to heritage

Action we have taken

  • A new general store on Bowater Road, and providing
  • Community use of the flexible events space in the Wire Workshops
  • A new heritage exhibition within the historic Wire Workshop building to tell the fascinating history of the site
  • Historic names for all the buildings on the site
  • Incorporation of cable reels into landscape

Building heights and density


  • Strong overall support for the scheme
  • Some felt that the proposals were higher than appropriate and should be limited to 10-storeys

Action we have taken

  • Our approach has been to vary the heights from 2 to 13 storeys to maximise daylight for residents and provide a more varied form to the buildings
  • Made some adjustments to the heights to accommodate specific concerns
  • Vitally important to maintain all the benefits including high quality public landscaping, affordable homes, affordable workspace and retention of key heritage buildings achieved through providing 495 homes; not achievable through a smaller development

Replacing 37 Bowater Road


  • Most agreed with our approach to sympathetically replace 37 Bowater Road and praised our retention of other buildings on site
  • Some, however, felt all buildings should be retained and restored

Action we have taken

  • We have reviewed ways to achieve full retention over many years, and over 20 schemes, but it is not possible to achieve the same levels of benefits without the removal of 37 Bowater Road
  • Faraday Building will replicate the materials and façade as faithfully as possible, and will allow a better use of land, improved walking routes and allow the new building to be setback from the park
